I believe by networking with local investors, listening to podcasts and taking advantage of the tons of information on bigger pockets you would be better off then taking a gamble on a coach.

#2 - Appreciation is more of a gamble and is making assumptions on the future. 

You are entering a legal contract when you write an offer and not being able to close means you have entered the contract fraudulently.

Using a fraudulent POF is considered an attempt to commit financial fraud and you can be prosecuted if the agent contacts the authorities.

This last time, she paid the rent by the due date, however Apartments.com noted to me that they would debit the money out of my bank since the tenant requested it was a fraudulent transaction.   

All things are a gamble... 

It could appreciate but I consider that gambling.

Stuff happens, and like @John Underwood said, the burden of proof will be on the lender to show you engineered a fraudulent situation.
