Some simple things could be;Adding coin operated washer/dryer (If they don't have them in their units already)Covered parking and adding a monthly charge (Not sure how well they'd like that)Adding standing BBQ pits or maybe some type of play set for kids (Could harm insurance rate)

I'd want to know:All of the current owners financials for at least 2 years.Financial occupancy (not physical occupancy) and how that compares to the rest of the market.Foreseeable CapExRequired repairs/updatesValue-add opportunities (e.g. sub-metering utilities, adding coin laundry, renting out garage space, upgrades like a fenced-in yard)That's jus the tip of the iceberg.

So if your client's interest is selling their property quickly and you can satisfy that interest with a cash buyer, regardless of the price, I don't see how that could be looked at as unethical.On the other side of the coin, if your clients interest is to get the most money from the of their property as they can (as a licensed RE agent with your clients interest before your own) most likely it would be listed on the MLS.I am curious to here what others here have to say!!
