I would set up a schedule starting 12/1 and tell them that in order to accommodate their request, since they are good tenants (you don't know that yet, of course) you will accept 1/2 month on 12/1 for the period 12/1 to 12/15 and then accept a full month on 12/15 for the period 12/15-1/14.

So by renting as a fully furnished rental with a lease accommodation the school year ( although ultimately the tenant decided to rent year round, she initially was looking for a school year lease), I was able to generate income above the LTR rate of$18000 annually, or $108,000, less the net cost of furnishings of $27,000, or $81,000.

@Bob Estler ,They are between 5 and 10yr bullet maturity, and were made partially as an accommodation to make the deal work overall, because I would not do less than a 50% share, and did not quite have enough capital to put that all down in cash.
