Now, keep in mind my rental is only 2 hour drive but as long as you have local resources on speed dial and solid housekeeping staff you should be fine not needing full service PM similar to what @Paige Kelsey also mentioned. 35% is absurd, especially on an investment model that already has a 50% or higher Op Ex Ratio usually going with it. 18% is not bad but I would be cautious as to exactly what level of service you are going to get there.

I'm not in the place to move right now, and the house is more expensive than I'm ready for (I wouldn't have 20% to put down) as a residential purchase.What I want to know is this: If I purchase the house and convert it into a duplex (it originally was one and my grandparents made it one house, so this wouldn't be an absurd task), is it likely that rent would cover the mortgage?
