A property manager has no reason to not get something fixed that would be a liability issue, they keep logs, etc, and is basically what they do.

Using google docs, you can keep a log and assign a designation, control workflow, email flow etc....I hope both you and your wife have fun during your investment process as much and as serious as this process is.
