Here are some things that change your Schedule E filing to a Schedule C filing.Cleaning of the rental each day while the property is occupied by the same guests.Changing bed sheets and other linens each day while the property is occupied by the same guests.Concierge services.Conducting guest tours and outings.Providing meals and entertainment (like providing breakfast each morning).Providing transportation.Providing other “hotel-like” services.As you can see, anything you do along these lines will change your filing.

My wife is a real estate agent, and it's been on the MLS since mid September as well.I post new ads almost daily on Craigslist, and have tons of ads on Postlets, as well as all the other outlets, and a video tour on YouTube, and signs in the yard.

We have not ventured into MF, yet (joined in Sept 2013), but I have found the monthly road trips (bus tours with experienced vendors and investors along to discuss estimating rehab, financing, etc.) for both SF and MF to be very valuable.

Every month during the bus tour, the owner gives a lot of population, job and housing statistics about Indy and a few other cities.Here's some interesting info on Indy...- Indy has long term steady growth of ~615/week- Indy unemployment is < 4%- Indy has a highly diversified economy (Sports, Healthcare, Pharmaceuticals, Conventions, Education & Gov.- Indy has a low cost of housing with no geographical constraints for building (oceans, mountains or rivers)- Indy is red hot with technology right now with Millennials flocking to the city for jobsHank
