Just FYI, to landlords who sign one of these contracts, just know that you can always threaten to sue them for whatever they did that made you want to fire them - or they can agree in writing to waive any termination fee.When I was young, I hired a PM for my rental when I moved across country.

For all of the professional property managers out there, if a tenant is often late on rent by a few days but they don't mind paying the late fees, do you threaten them with an eviction or just collect the extra cash?

if there is a domestic violence issue with them ( u feel threatened) it might help in some way getting them out. document all your stress and aggravation and of course incidents. be safe!

Threatening evictions is not consonant with that philosophy.We had a major disagreement about a tenant who was late in the first few months of their tenancy.

Landlords are doing this, but the first savvy tenant they get that sues them over it - will win.This happened to my daughter - PM she hired charged pet fees, tenant threatened to sue my daughter over the fees (yes, she fired the PM) after consulting with the lawyer she worked for, and my daughter had to reimburse them.Get the book.

Adding that kind of verbiage to a rental agreement could be a real turn off for most renters, as it would threaten their security.
