The "horror" stories I've heard do not correlate with my experience whatsoever, but as with anything in real estate not all markets are the same.

I rent nice houses and have plenty of tenants who can pay without Section 8, so I see no reason whatsoever to have to deal with stupidity like fixing a small hole in a window screen or scraping and painting a post before a tenant can move in.

Point 3This won't be a problem whatsoever because like I said, I'm a REALTOR. 

Our goal is to move all the tenants out (which I forsee will be like pulling teeth), remodel and transition into a short term rental model. 

Fair housing complaints are scare as hens teeth.
