So I also will have to  make sure I am careful in where I invest - start small and then branch out to county to state to region to nation (it is a vision that I am shooting for).As to a business plan, without giving me any private info from yours, but how or what exactly did you target as your goals, albeit financial and/or investment deals that would be reasonable to reach when starting off?

There are many examples of the mirror opposite in business deals:Very slick package,lots of hair gel talk and dressInterested in profitabilityNetwork-oriented and presented as valuableHOWEVER...that translates into: absolutely no common sense business acumen 72 hours for email turnaroundExternalized anger at others when needs are unmet.Constant need to "own" every aspect of their business which makes it, by default, impossible to ever "automate" by focusing on the business vision

I was really hoping to try mobile home investing this summer but now I don't know what to do :cry: While I have been in the real estte business both as an attorney and a principal for 40 years, and have been peripherally involved in a couple of gated communities, I have never executed on "making a market" in these.The opportunity to buy very low and sell veryn high 100% financed seems obvious, but "feet on the ground" would be needed.
