He told me he used to read the obituaries and think about how the mid 80s people who past must have lived a long and fulfilling life.  

Not saying it can't be done, but very tough.How do you get the best price and fulfill your fiduciary duty to the seller, when you think you can sell it for more as an agent/broker to someone else?
