I think there are a few floating around, maybe even one here on Bigger pockets.I will say our experience was take what you planned on spending and double it. 

You'll need one manager and one maintenance guy but make sure the PM co has other assets in the area where they can float extra help when busy or when someone gets sick or goes on vacation.

Super slim margins, but if you can float it, should be worth a lot more in the long term.

Its successful as long as you're okay with the risks involved with having a floating rate based on prime after your intro rate expires.

You could also consider replacing some of the uppers with floating shelves to save some $$. 

If you don't have the money for the rehab you could look at 203k loan or at doing it yourself and floating the materials on a credit card2.
