Property with bad environmental issues.

Our house (cottage) of 20yrs was valued at 70K with a separate land value of 400K.Donald Hendricks, I had not heard of the environmental issues with a "burn".

The last page of the lease includes an "Additional Clauses" which states "Broker advises Owner to consult an appropriate professional for related legal, tax, property condition, environmental, foreign reporting requirements and other specialized advice."

Understand environmental law as it may apply to tenants as well as business and RE law. 

Environmental liabilities can be very expensive.

I don't really think it's going to affect major cities that much, but, for mid-sized cities that are big enough to have decent broadband footprints, this could be boom times for them.

Hi Everyone, I am on the verge of venturing into the world of specialist rehabbing- where I wont just be rehabbing for the sake of a rehab but with special goals like Environmentally friendly rehabs or ADA friendly rehabs and such like.

For example, we recently purchased a 2 bed 1 bath home (1,700 sq ft) for $35K cash and put $30K into a rehab to make it a 3 bed 2 bath home (kept existing footprint but added some walls) which then appraised for $110K.  

.• Time to rent <30 days• Within a fairly well defined geographical area • Single family• Two+ garage• Three+ bedrooms• Two+ baths• Within a minimum and maximum lot size• Correct ratio of building footprint to lot size• Master bedroom and guest bedroom sizes meet specific criteria• Built after specific year• Association fees below a specific amount• Certain floor plans are excluded• Certain subdivisions are excluded• Rehab below a specific amount with no high risk rehab itemsClass BThe characteristics of class B are similar to class A but also include town homes and the price range is lower.

Where these numbers are found, there is a very high rate of rent actually being paid.We have over a dozen Fortune 500 companies just in Metro Detroit with huge Healthcare, Auto, and mortgage industry National footprints.
