thank you Stan, so the latest update is that she deposited 350$ to my account, which means two other payments are still missing and has disappear... not gonna look for her. but I am gonna make the tenant find out what happened. he has the lease for the full amount, if I haven't received it, I need to know for surewho did. she said that she only got 350$.

Hopefully your lease is written so that you don't also have to return the security deposit, if the tenant has just disappeared.

After another complaint from kid and another Threat of Eviction letter to my tenants, by all accounts, except for new kid, I'm told they stopped smoking in house.Kid leaves abruptly and I reluctantly let him after 3 or 4 months even though I lose a couple months rent.

Cash flow also allows the REI to profit during the time between now...and when that appreciation gets cashed in.My biggest negative with appreciation/equity investing is no matter what market you are in, at any given time, it can disappear.
