So my thinking was $20-$30k gives you a $517-$857k property which is pretty doable in Western Washington without going into the heart of Seattle or Bellevue.

I have been told by real estate brokers in different geographies of the Western US that the local banks control more than three years of supply of homes that are in default but that they refuse to foreclose on.

I've noticed that the western part of the island, particularly in places like Waianae are relatively cheaper.

It's said that REI is local but I'm not tied down anywhere and looking to move for my first investment in a house-hacking situation with 5% down for however long and then move out again to maximize cash flow.I am based out of South-Western Ontario but I'd be willing to go as far North-West as Thunder Bay (coincidentally, I am typing this from Thunder Bay right now) and I could get away with as far East as the Québec border.I've been trying to gather information about different markets around Ontario but it's slow going.

The entire country can't possibly be as silly about this as western Pennsylvania.
