Need to have your realtor checked thoroughly and make sure you get the property lines marked or it will cost you a lot later to get the survey done yourself.

I was addressing due diligence as to collateral, didn't mention anything else.A loan package:It should begin with it's inception, application, appraisal, verifications of employment or income, liabilities/assets are nice if applicable, survey if they had one, credit report, letters of explanation if any, copy of the sales contract, title coverage with lender's coverage, HUD-1, disclosures in settlement, insurance binder or policy, tax report, copy of note and deed of trust after filing.

It also has to cash flow with rental survey.

Does the surveyor just essentially say "whatever, here's your new updated survey." ?

You might consider finding someone in the region to do a site survey for you.

This is my system:-If they send a message that they're intersted I send them a link to a google survey that I've made.
