I agree with Kurtis that Chattanooga has some very diverse opportunities.

I can only add I wish I got the memo in 07 to sell everything.. somehow I missed that one.. but we get stronger through diversity..

Job growth and diversity, population growth, landlord friendliness, are a some of the items that you want to evaluate when analyzing your target market.Starting in your "backyard" is typically (not always) a good idea regardless of the fundamentals above mentioned.

Houston is very diverse and the rents will vary greatly based on what part of town you are in.  

@Jessica H. job market in Middle Tennessee continues to be strong and diverse.  

I buy properties from $70-100k which have a 1% rent to value ratio or better.I look for markets that have population increasing or stable, major employers, job growth, low crime and also a diverse workforce.

i like the diversity between both  doubled ideas - chicken wire concrete pan vs showercurtain against building, and gravel under teak wood vs poured concrete molded by dry mix pan then finished with ceramic floor tiles <--- most likely will go with the lattermost, thxxx!
