Include a Tip sheet for how to use ovens, washers/dryers, changing temperatures in room or refrigerator, etc.simple things that tenants may decide to call you on.

Now - after a prolonged time (based on the factors of time, temperature and the amount of water) Stachybotrys will begin to develop.  

However, the temperature is a good 5 or more degrees cooler with less direct sunlight than upstairs. 

If there is no existing ductwork, I might lean towards a ductless heat pump since they are pretty efficient at low temperatures.  

So things like Warehouses that can accommodate an Artist workshop and living quarters are extremely desirable and you can't generally get that in Suburbs where most of the Clients of an Artist may not be close enough to see your work in your Workshop.My Millennial Partners are a subset of the vast majority as they make a decent amount of money.

@Toi H.In Alabama I invest in tax certificates, bought about 85 in Mobile Co, most have houses, warehouse, 4-plex, etc on them.  

I would suggest to make them put the utilities under their own name (if possible), because even if you put it as included in the rent, unless you charge a good amount, they will abuse it (turn the heater that extra temperature, take those extra 5 minutes in the shower, etc.).

On top of that, if you are planning on doing something beyond a retail storefront, and building out a warehouse space for cultivation, it can require a ton of building out to the space that will make it quite expensive to change in the event of a shutdown.
