Also, if you ever get to court, I'm guessing his claim will be thrown out immediately because he is unlicensed and you will get a chance at a counter claim.Make sure you are reasonable in what you calculate your damages at. 20 days is not an unusual delay for any type of construction work and if your contract with him didn't have liquidated damages listed, I doubt you can get reimbursed on a per day basis.What was the total original contract amount?

Not unusual at all to get the same deal from 3-4-5 wholesalers all with different pricing...so be careful there to know who's deal it is.

Florida is an unusual state, there are 4-5 distinct markets for real estate and each has its own characteristics.Tallahassee / pan handle - unless you are from there, I do not recommend itNorth Florida (Jacksonville) and as far south as Daytona - I am bias, I am from there and have great cash flow.Orlando - It is getting overheated - hard to cash flowTampa - There are still good opportunities to cash flow.Miami - Looks more like other big east coast cities like NY, LA, SF, DC.

I am sure you know that there are only 4 major title insurance underwriters in the US so there is a good chance your title company and theirs' ultimately have the same underwriterBeing an Attorney I can understand your requests for information regarding the trust but ultimately it is the Title companies job to procure the documents and I would guess that would be an unusual request from a buyer and they probably just do not have a clue as how to handle it.
