I found I was pulling myself in every direction and this helped me keep focus on the most critical/time-sensitive tasks. 

On a first deal you are cutting your teeth and should leave this one the way it is. 

In real they are getting minature sized gains.The expected returns (and sensitivities) are fully disclosed...there is no ambiguity.What do you consider miniature returns?

(within subdivision,  parking spaces etc)o  Close to big employers and avoid those sensitive areas.o  Good schooling districts, easy access to public transportation etc.After some extensive research and to satisfy the above said points I have decided to acquire a land to build some rental units.   

My 2 cents is that, considering you have the capital and SFR experience, it may be in your best interest to do your first deal on your own or with 1-2 other experienced partners, even if it's on the smaller side (10-20 units).Not only does this allow you to start building a track record for potential investors, but it also allows you to cut your teeth a little before you put other people's money at risk.

Most offer 12 months 0% for both purchases and balance transfers.Then you have an investment opportunity that requires either a certified or cashiers check, or a wire transfer with a time sensitive due date.

The value you get a loan at is actually more sensitive to your current financials. 

I know that I have to be careful about who I hire since it gives access to sensitive and private information.

If there is a risk-standard or -criteria or -mandate in the the investment strategy then NPV sensitivity is great.
