I guess the most important piece would be the gains....it would, very likely be well over 500K, that is actually sort of what sparked my interest in getting more information about 1031.

to use your local newspaper....you can find out if it is good or bad just by looking at your local newspaper...such as rental in the areahow many listed for salehow many listed for rent (determines if its more investors in that area or not)and much much more....and if that spark your interst call your local realtorthey can help you out for more info....i don't go right into a realtor....since i feel bad if i work them to death and you don't buy from them..hahahai only use them if i am serious in that area to purchasethankssunsmicro

Garfield Heights is one city that has a POS, but they have temporarily eliminated the escrow requirement to spark activity in their city, which has taken a beating with respect to home prices.Some other cities that don't have POS:  Lyndhurst, Richmond Heights, Parma, Parma Heights.
