. - (DIY) Insulation/air sealing upgrades in attic and crawlspace- (DIY) Kitchen, Bathroom, and Laundry Remodel- (DIY) Refinish existing wood floors on main floor (and carpet upstairs if budget allows)- (DIY) Interior painting (and misc. drywall and plaster repair from other upgrades)The good:- Foundation is in great shape, house is level and square (as much as possible for 110 year old house) - Interior is bone dry with no rot or mold- Roof had a full re-sheath/replacement last year- Exterior siding is meh but in good condition with decent paint- Windows are original wood w/storms but well maintained with historic value.- Eventually we'll add a second bathroom on the second floor directly above the existing bathroom. - Some charming original details (porch, molding, doors, wood floors, fireplace)- I'm an architect by trade and both my father and father-in-law have construction experience and are willing to help with the remodel.What options do I have to finance this and do a significant amount of work myself?

My suggestion would be the following: Get quotes from a print shop for the following: #10 Envelopeswhatever color you want for said envelopes1/0 blackreturn address imprintedqty 15-20k (buy the whole six month supply, best pricing) Then you will need a quote for the paper letters: 8.5 x 1120# Bond1/0 black + variable data (you will want to put on their names and address in question) qty 2,500 Then you will need a quote for mailing services, just in case: NCOA, inkjet envelopes, stuff, fold, sort, seal, tray and deliver to USPSqty 2,500 a month for six months(commit and tell them you are looking to do this for six months, you might get better pricing) Then you can use THEIR bulk mail stamp, saving you $400 and all the hassle I mentioned above.

It is really best if you have someone with you who understands construction.A few pointers:look for cracks in the walls and floors.Look for water damaged drywall.Do the doors close and seal properly?
