Lance, You might consider just intensely working to pay off your $30K student loan debt in 2-3 years, since your a SINK person, and then throw that same intensity into saving up a down payment for a property purchase/rehab in a place you may actually want to live in for a few years.

Bandit sigs have their very special place because they can be cheap to purchase (if you order a lot), they can be cheap to hang (if you do it yourself) but it's labor intensive (picture yourself at 2:00am with a stapler in one) and in some areas they are either illegal or frowned upon by the local authorities.

However it is also my most management intensive so keep that in mind.Unit turns will most likely be required every year as students are always graduating or moving in with new friends.I personally don't buy campus rentals anymore for various reasons but I think its a great idea for someone in your situation.
