I already comb through the MLS portal that a previous agent hooked up for me. 

However, I am a grey hair old fart with a fair amount of real estate experience.  

@Nate Sanow I read that article and I don't have a gun in this argument but I'm pretty sure the big orange haired man filed for bankruptcy and leveraged business "losses" as to not pay any federal income taxes for the last 15 years. 

I write down the persons name along with some notes that I don't let them see like "the guy with the crazy hair and leopard skin pants", whatever will jar my not so great memory.

Otherwise people passing through on the interstate are probably your best target audience.Also I would check out how many nail salons, hair salons, etc are within 3-4 miles and maybe try to attract some of that.

On a daily basis, I am combing through off-market and newly submitted MLS listings, then running analysis'.

I've seen a few just combing through sites like Zillow, but there is a lot of junk there.  

My other business is owning hair salons and trust me, the day-to-day problems that my tenants bring me are much easier to solve then the problems 110 hairstylists can muster up in their daily lives!

keep in mind by the time a NPN gets to the street so where an individual who cant buy a larger tape gets a whack at them they are pretty picked over and many times have some hair on themthat's my take on it....
