If the optionee then files suit against the property owner I would expect (s)he would file a claim with the insurer who would then get involved, but not as a defendant.  

It is harder to defend if it is considered a "dangerous" breed.Pit bull owner tend to be a problem.

Insurance itself won't protect or defend you at all.

But it does need to be logical and defendable.  

An  Insurance company will defend you if you get sued.

When anyone seems to defend a guru, they are called affiliates or even probed to discover if they are an 'affiliate'.

I also still defend my opinion on title versus lien.
