This is all made more difficult because the house is in NV and we are in KS, there are no rental management co. in this small town.

As a investor who invested in syndications with my own money to supplement my income and now as the investment officer in a self-storage owner/operator who syndicates our projects I think I have a unique perspective of both sides of the coin.

It's a flip of a coin in my, admittedly limited, experience.

@Blake Ramsey I'm a college professor, and a real estate investor--so my perspective is somewhat from both sides of the coin here...First off, your post is well-written, which gives me the impression that you have some of the skills necessary to succeed in college, and it also gives me the impression that this is a topic you've been considering carefully; kudos.As they say, there is no "right" answer; it just depends on your goals, what you enjoy, what you're good at, what opportunities are available, etc.  

Look at rare books, or classic cars, coin collecting, baseball cards, or even stamps.

It’s a coin toss.
