I would bump it up in any scenario where I was intending to borrow 100% though...unless you have spare capital as a stop loss.Make sure you keep some cash or another non-traditional-lender line handy as a take-out for that line with a 5-year balloon from the bank.

You will get owner occupied financing also mentioned, property management experience, most likely live very cheaply and force appreciation if you fix up the house in your spare time.
