I don't know anything about College Park, but my perception is that it's a different market altogether than Buckhead.Having said that, I would never, ever buy a condo for investment, anywhere, any time.

For example, the IRS may tell you that carpet lasts 12 years while the American Society of Home Inspectors might tell you 15 - 20.I prefer to use HUD Guide to life expectancy.Even still, this doesn't mean carpet will wear out and have to be replaced every 5-7 years.

The prices are lower in the area due to the perception of 61st and Peoria so you can buy lower and get in at a better sales price/rent multiple but the same perception will limit you when you sell so don't expect the perception to go away.
