It's just a blanket "No Evictions" no matter what? 

The #1 thing this posting thread has shown to me is just how pervasively people are operating and promoting their self-developed thoughts of how things are in markets, wind those up as a blanket belief of markets as a whole, decide beliefs = fact and promote as such. 

If he was realistic and honest with his investors I’m sure this could have turned out completely different and he’d be resting comfortably in jersey instead of hiding in a remote island on the other side of the world with the blankets pulled up over his head

I just have a fire policy in each property and blanket liability that adds to all policies.

and don't consider it a failure either.AND to those who say you can't put a conventional loan on it post rehab even with it being a $30K+ rehab... blanket untruth. 

That’s when I’ll do a blanket loan on all of them and buy a nice apartment complex or something similar. 

That is why I think using a blanket statement that you should factor in Property Management is too general.  

Admittedly it is very crass to say completely blanketed statements like the ones you referred to but hopefully our audience will learn to make informed opinions of their own and plug into the local market to satisfy their needs.

@David Sanford, I closed a blanket loan on four properties in 2016 with them and was pretty pleased with the process.
