Because the repairs are an immaterial portion of the entire structure, I believe we'd be okay classifying these expenses as repairs and therefore they will be currently deductible.If the deck is freestanding, the restoration will be considered material to the deck itself and the expenses will be capitalized and depreciated.

You can watch for violations but you also have to make sure you don't do things that can be classified as retaliatory in an effort to get them out or you could end up having them call in HOME line which will gives great advice/legal help for free to tenants and you end up having issues.

Tried using my VA loan to purchase but the VA appraisal came in incredibly low due to having to classify the property as a duplex because the bottom two units were combined and you couldn’t access the top unit unless you went outside and up the stairs.
