Also have miter box, table saw, wet saw for tiles, drain cleaning machines, propress, threaders, cast iron chain cutters etc.

I was certainly heading in a much more positive direction during grad school, but ironically I might be the only person in the world who got fired for finishing his graduate degree (I got downsized because the company felt they could no longer afford the promotion they had promised me if/when I graduated).

It was way more difficult to use and a bear to strip the time I needed to, though it has held up like iron. 

My opinion, strike while the irons hot, while you have their interest.

@Nathan GrayMaybe you should iron out the specifics of the deal before you call the title company.E.g. is your "relative" going to have a debt position, or is it a JV with equity?

Ironically they want change, but don't know exactly what they want changed.

I haven't started his program so I can't give commentary, and I easily get distracted with many irons in the fire.

It's an ironic twist that the increased concentration actually dilutes their personableness.

Either way, you want to have as close to an iron-clad lease as possible.
