Ibrahim S - The reference I was trying to make is that the sellers want 50K over the assessors tax value - admittedly low- but which presumes the house is a functioning home, which it certainly is not after the owners long declined to put a needed re-roof on it and it shows the interior damage results where the ceiling landed on the floor in the kitchen, etc.

There's a huge body of law on this and I don't know Ohio law (I presume that's where you're buying since I recall that's where you invest), but most likely the more specific, remedies provision is enforceable.

I have seen it mentioned here to select zip codes that are at 2/3 of the median price for an area, and presumably zip code screens cost less than AVM's using a polygon drawn on an area map.

24% ROI would make sense on a leveraged property, but like somebody else mentioned, selling a property with owner financing, even at a ridiculous interest rate would net the seller significantly less money each month in exchange for a presumably small up front capital influx.
