The prices are currently low and although the rents are not premium, the renter's are typically hard working and community oriented.  

I won't lie though, if you don't have a track record (haven't done any deals yet), it's going to be hard to get the real investor-oriented agents to work with you.

So in other words, I would look for a PM company with drive, eager to preform, Goal oriented and most importantly customer service based.
