Not only are many locals migrating to the coast but our entire area is essentially an extension of San Diego in terms of it's demographics.

I see similar talk around demographics, jobs, affordability around Columbus,Ohio. 

Appreciation is largely caused by factors outside of your control, such as the path of progress, changes in local demographics, micro- and macro-economic fluctuations, etc. 

Be mindful of your demographic.  

Business are salivating over Facebook a lot more than MySpace though because of the demographics Facebook was able to acquire.
