This type makes promises that the grantor did not allow any title defects to arise during its period of ownership, but makes no promises about things that make have clouded the title from earlier. 

It was a tough decision mentally  because they are often thought of as 'ambulance chasers', but the good ones really know what they are doing and mine has even been an emotional crutch so far!

I don't think she has much basis for a lawsuit but I'm concerned that if she actually did this it could prevent us from selling after the flip is complete.My question is...can she just cloud title with a baseless lawsuit/lis pendens?

That is the way that you keep this behavior in check.Don't let your greed for late fees cloud your judgement on this issue.

Once again you write a chapter making other arguments to cloud the issue and make yourself sound right when the only one we are correcting is this one.

Have you considered that your gut feeling is wrong @Hanan K. and maybe clouded by suspicion due to the property being less than desirable?
