@Fradel Schaechter  Interestingly, I have never opened a savings account, but my wife is a big proponent of saving.I cringe at the idea of the bank deploying my capital to earn fat returns while giving 0.05% peanuts as interest.

Now, even poor people are fat, waste food, have the internet, have a car, have Air Conditioning, live in bigger houses, everybody has access to electricity, gas is relatively cheap, we have an Over Supply of Oil, roads are relatively well kept, tires last longer, instead of a car going 100,000 miles they go 300,000 miles, clothing is almost free at 2nd hand stores, bundles of clothes are shipped over seas because they can't be sold here, everybody has a gadget that fits in their pocket that gives them instant access to anybody in the world by entering a phone number or email address or URL, can play 1,000s of songs, and has far more compute power than what it took to put men on the moon.

It will be tough times for those I see posting comments on BP about how they BRRR to acquire as many properties as they can in as short of a period in time as they can because the get rich quick Guru said this is the way it's done.There will always be the irrational risk takers getting extremely overleveraged and then there are those of us that expect this behavior to exist in the markets and prepare to use it as a tool to our advantage when the time comes.

Can't even let your kid run a lemonade stand without wondering if they are going to get busted for no license/permit.Respectfully,Gary I used to be able to do HML in Oregon with no license.. you still can in all but 12 states.. but for us in those 12 states  we need NMLS registration and state license and yearly CE. of course your conventional mortgage lenders need license in every state..
