I'd definitely suggest browsing Craigslist in your area and finding some interior pictures of other rentals targeted to a similar demographic (price point, size, location, etc).One piece of feedback that I received from a PM is that it is better to have something slightly different than the rest.

PYR's interface is okay but i think the company is still in startup/work out the kinks mode...thats just my .02 cents...i also have probably spent a total of 5 hours in the past 3 months on the phone with customer support which i think is just wasted time.

We do have to manually check our online banking interface of course. eRent payment does send reminders a few days before rent it due, and on the 2d if not paid.2.

I can see exactly what was changed for each edit and revert the change if I want.When I search for an entry, it shows me results as I type (kind of - it's a web interface, so there is a delay, but it's fine)I can attach files to entries in Podio, such as pictures of the property, contractor bids, rehab analysis, or whatever.The Podio database is in the cloud, so both my partner and I can access it from any web browser and also from a mobile phone App.There is some task creation functionality, which looks like it might be cool (similar to ZoHo), but I haven't used it yet.Their forums have a lot of information.It's free if you only have a few users (I think 5 or less)Negatives:It's a little tough to figure out what's going on initially.

If it's a gas hot water heater, and it's not leaking, and the pilot doesn't light - the fix is usually a $10 thermocouple replacement (that is the cost of the part, of course, labor extra).Expansion tanks are a good thing to have on all hot water heaters IMO.And as Ryan M. points out, having the water heaters (and all other utility interfaces for that matter) correctly labeled would help.
