I liked this property because much of the CapEx was done, but I'm pumping the brakes if the roof isn't going to last longer than 10 years.The property would cash flow about $300-$400/mo net with initial projections as a long-term rental, but I'm not sure what the insurance cost would be now.

Since the basement will be a play room for the kids, was thinking we probably need a water barrier since it's concrete and some padding for the feel.I do like these planks since it has padding already included, and it's the color I like with a good price. so may just need to put a water barrier underneath it.
