In my message before checkin, (after booking)  I would include words to the effect of “stay away from my neighbor on the left, Mary, and adhere to quiet time, in effect do what you’re supposed to do.“ Include a gentle reminder about the existence of exterior cameras, correct car-count, correct number of guests, correct behavior.
