As the OP mentioned, 50 cents per AVM sounds about right.If you're worried about cost (as most of my customers tell me as well), here's something to think about.

Same with your unfinished basement.If a $40k basement finish yields $1400 rent....that increment sounds like 3.5% of cost....a home run!
