I have a good sized list of things to repair, such as replacement window seals, grade the front yard, drywall repair in some of the rooms and ceilings, and then the bigger things that I would do, such as a kitchen renovation and paint/flooring.

The double-pane window seals are worn and the windows fog in between the glass (I understand this is not uncommon). 

I think your outside perspective sealed the deal.

If remediation is required, I would need to hire a special team to seal off mold areas of the units with plastic and execute the removal. 

The unit has a roof less than a year old and all windows have been sealed well. 

I painted everything with an oil-based primer that seals in anything left behind.

So does one who needs comps but seals deals themselves like float the Realtor a $1,000 bill and say thanks, or how do investors interact with Realtors?

Don’t you want a savvy and professional negotiator on your side to seal the best deal for you?

The other property, the realtor says that it won't pass inspection for electrical issues, roof issues and AC (also the windows are sealed so apparently this is a safety hazard?)
