If your question is what they should make, I say, as least as possible to make the numbers work for you.

I would say a 3/2, older construction (like pre-2000) at $325k is a pretty reasonable thing to accomplish here.

If it's, say a $300k house, they can only wholesale it to someone who wants a house in that neighborhood, in that condition, at that price, before their offer to the buyer expires. 

Northwest Akron is a good area (I would say A/B+ for Fairlawn and Fairlawn heights) but property prices reflect this.
