Just saying this looks like the most stable, rooted in area, and likely to stay awhile candidate that was why I was thinking to approach the issue.

So you could be playing nice guy, risking yourself a law suit over a pet, hoping the unit is not destroyed more and end up with a destroyed unit, an issue with a law suit and have to evict anyway.When I have been in this situation where a tenant was not keeping their word and honoring the terms of the lease I treat it like a root canal.

It requires you do have a hairdryer, iron, and supply shampoo, conditioner soap.

When we reached a place we felt we could put down roots we bought a home - knowing it would not be a rental.

What I do now and just did last week on my 4 unit is take a little dawn soap (emulsifying agent) and warm water and scrub the wall first (see picture).

Contractors in general are by nature contractors, not businessmen and women which in my opinion is the root of the problem. 

As previously mentioned, we have been known as a banking city and of course that is still strongly rooted here.

So is a furnace, AC, a tenant claiming bankruptcy, a death in you unit, divorced tenants, mechanical weathering of driveway, walkway, water pipes and sewer issues, roots in pipes etc... 

However, the same report stated that generation Z'ers, are looking to put down root and purchase their first home after high school/college.
