Usually this is for one of two reasons:1: they don't get along with the neighbors, neighborhood, or the landlord (I had one who thought we had put their family at risk when there was a gas leak and we promptly repaired it)2: their financial situation changes and they can't afford the place anymoreIn both scenarios, I would rather take the hit of turning a fairly fresh unit and getting someone stable and compatible, rather than having a steady stream of problems.

When is the last time a tenant gave you a gift for being a good landlord.Clean quality housing and a landlord that is not visible except to promptly respond to tenant issues is all that is required and expected by tenants.
