Moral, someone can have an awesome record, but things happen.Finding a good realtor is a good first step.

But once they TOLD me it was because they wanted to avoid tax I wouldn't do it as I couldn't legally (or morally) claim I didn't know why he wanted to be paid in cash. 

There's a lot more details in that story, but the moral of it is: HUSTLEThere are more than enough people who are willing to mentor, but they first want to see your drive/grind/hustle. 

I personally am not a big fan of the entire wholesaling process being an old school Broker who has paid my dues and tries the best I can to maintain morals and ethics in my dealings.. and well some of that just goes out the window in the wholesale space..

So it may not affect anyone else, but one thinks there might be an obligation (either legal or moral) to disclose the issue(s) to prospective buyers/tenants/guests. 

This device monitors usage, so it would (should) recognize the large spike in consumption that a main break would create. 

Moral of the story is if these numbers are accurate this would be a baller deal.

We still offer our student tenants the convenience of having a single payee for rent and utilities, but use a separate utilities agreement whereby the tenants prepay an amount into a Utilities Budget each month and are given copies of all utility bills so they can monitor their consumption.
