I know these are not the usual materials used for a flip but I cringe when I am putting hard wood floors instead of doing something more exciting such as doing epoxy floors. 

To which the landlord replied:"Please understand that it is impossible to fix damaged floorboards in small spots on a hardwood floor without tearing up the boards and then sanding the floor and restaining the room.

I'm sure the old owners had tons of cats even prior to that.Were you spraying on hardwood for your house or some other material?

I like the idea of hardwood over carpet.  

However, if there is something that may not be noticeable (like your counter tops are quartz, your floors are actual hardwood and not composite, or something like that) then that would be important to point out.  

Real hardwood floors?

It looks like you covered up some hardwoods with the LPV flooring?

The traditional agent suggested doing faux hardwood flooring on two bedrooms with the carpet stain and keep the remaining carpet as is as it was still ok, repaint the walls a different color (instead of white), and other miscellaneous. 

The term finishes would apply to tile, hardwoods, etc and would be done around the same time as trimming out fixtures and cabinetry.If you are doing 4 equal payments, that would mean the contractor is claiming 75% completion.

Also they will scratch up hardwood floors if it is a dog over about 25lbs.
