@Dave Foster PS  Does the 1031 intermediary have to be in the same state as the relinquished &/or replacement property? 

As for qualified intermediaries, I am one and am happy to assist but @Dave Foster and @Bill Exeter are both are just as qualified and I would trust with my money. 

@Dave Foster made some good suggestions such as selling it at a bulk sale to investors or group of investors.

I consider the loop to 1/2 mile west of Milwaukee up to Foster and to the lake to be very desirable.
