This will be much different as the fed has injected tons of liquidity.Fed has already determined who the winners and losers will be.The $600 a week stimulus from the feds is here to stay, at least thru the end of this year.Prices won’t drop, but values will drop.  

There aren't enough suckers out there to take advantage of - or who will just give you their money, without you first proving you are a winner. 

taking advantage of current rates and paying back current debt with future dollars is a winner (as long as you are disciplined and can afford it). 

Sounds like a winner if the seller would agree. 

Hi Sam,This is a great goal to shoot for and I see no reason why you couldn't hit it in ten years as long as you keep your eye on the prize and do not get discouraged or distracted.The trick will be tightening your goal as you start with your first property and then get a feel for what it's like to run a rental.I started with a goal of ten duplexes in 10 years and attained it after 5 years.

I've used this strategy before successfully and everybody walks away a winner.

Going for everything owed per the contract feels like winner take all to someone in financial straits....they respond in kind, by making you lose in entitreity.
