It's actually comical in that some that I reached out to also happen to have "guru educational" programs......and when I inquired about simply participating in the syndication as a limited partner I never heard back from them about it.....but I certainly started getting spammed about their guru educational programs.

How do I tackle my REI goals? 

Besides sending out a bazillion spam text messages, I don't see anyone going after distressed landlords offering to help out with tenant problems.

Don't take it personally about the word 'Spam'.

Previously we've tried:Paid Craigslist Ads: The return was almost nothing as we didn't want to pay to post the listing multiple times a day, our ad just got bogged down amongst the rest of the spam. 

So I’m trying to remove the existing tenant from when I first bought the property a few months ago, they stopped paying rent since September so I got a lawyer and now we are set to meet in court on Dec 26 and was wondering if you the experience or knowledgeable investors can share some tips and advice on how to tackle this situation.

Just one goal until you complete or master it and then tackle the next goal.

A majority of them will spam your inquiry, 30% will show up and another 50% of those will either never give you a quote or never follow-up.

Yes, I know it will be a headache and lots of hassle, but I am ready to tackle that head on.
