Some of the things that come into play include: school district rankings, crime rate, median income in the area, median rental rate, presence of vacant or boarded houses, overall condition of properties, % of homes that are rentals, amount of retail non-distressed sales to homeowners, # of Section 8 rentals, and your own opinion/intuition as an expert in your market.

-Multifamily: 3 units-Sale price = $140,000-NOI = $1700/month-Est. mortgage at 3.4% interest rate = $500-Property tax in 2015 = $1,810-Tenants are good (supposedly)HOWEVER the surrounding schools show very low rankings and test scores.Assuming there are no added expenses (which I doubt), the cashflow is looking like $1,049 (feel free to correct me if I'm wrong)Is this a good or bad deal?

On a neighborhood ranking website it scored a 59, while Texas scored 69.

If it was a recent seperation and done on good terms; I think (but don't know for sure) you could go back in at your old rank and sort of pickup where you left off.
