My wife has one.. she handles multiple agents and companies.. does all the stuff us agents hate to do.. makes 250.00 a file and probably close 5 to 10 a week... not bad... and you really learn about transactions and how people do things.save your money.. they think about being a wheeler dealer... .

Should cash flow at a 10% cap rate even before the work is done, plus I hope to pick up an extra $18k/year by getting the tax designation changed based on the currant usage and gross rent lease structure.

Check the stations after a couple weeks to a month and the stations that have the most usage (most bait that has been eaten) are the areas that you have to focus on and keep filled.They make different kind of baits because rats get used to one and switching things up can get them excited about something new.

Either raise the rents (if the market will support it), lower expenses (reduce water/electricity usage, shop around for insurance or lawn care, pass on to tenants if you can), or negotiate the interest/sales price/terms of the deal.
